Commercial Flooring Stripping and Refinishing

Finished Floors is the company you can trust when it comes to commercial floor stripping and finishing. We have over 100 years of combined experience in the industry and use the latest technologies to get the best results for your hardwood surface floors.

Once we’ve determined the floor and its finishes, we will remove all the old finishes. Various removal methods depend on the type of finish that was used. We will use a stripping machine if a floor is topped with wax. If a floor had sealer as the top coat,  we would need to use a chemical stripper to remove it.

Once the old finish has been removed, the next step is to sand the floor. This removes any scratches or blemishes and prepares the surface for the new finish.

After sanding, we apply the new finish. There are many different types of finishes available,  so we choose one that is the best suited for your specific floor. We always use high-quality care products for your type of floor to increase their longevity.

Once the finish has been applied,  we allow it to dry entirely before conducting our final inspection. We want to ensure that your floors are perfect before leaving your business.

High-Traffic Areas

Impact Areas that Usually Show Wear First on Your Gym Floor Finish

Commercial gyms or sports arenas with wood floors are commonly refinished. These areas are high-traffic and can become worn more quickly than other floors. The three most common areas are in front of the benches, around the basketball hoop, and near the door where people come and go.

The front of the benches is a high-traffic area. People sit on the bench to put on their shoes or take them off. They may also sit and wait for their turn, leaving scuff marks. The constant wear from shoes and people walking back and forth can cause the finish to wear away.

The basketball hoop is also a high-traffic area. Players run up to it to take shots or jump up to grab the ball when it goes through the hoop. This can cause scuff marks and scratches on the floor, as well as indents from the pressure of the jumps.

Near the door is another problem area as people come and go all day. This causes dirt and dust to build up on the floor. This can create scuff marks and make the floor slippery. Tell me the best way to tell if a hardwood floor will withstand refinishing.

Generally speaking, a standard solid hardwood floor can be replaced four to five times. You might not have to determine the remaining thickness if you have an extensive history of that type of flooring. Engineered hardwood flooring might be a little more complex; the more economical option may have minimal veneer, which can not stand up to a few rounds of repair and maintenance. Using receipts or boxes and model numbers can help determine your floor’s thickness. When the veneer is 1/8″, it can generally be replaced up to twice compared to 3/16″ options.

Should I recoat or refinish my floors?

A simple test is the easiest method of knowing when your floor needs cleaning. When you know your flooring type, then you can decide whether a complete refinish or a subdued screen/recoat would be required. Recoat is simply roughing out the surface using a scrubbing cloth. And add another protective coating. It’s far simpler and cheaper than refinishing hardwood floors but only solves the protective cover at the surface level. In comparison, refinishing hardwood floors will remove some marred and discolored areas but requires more time and money.

.01 Prepare the Room for Sanding

Most hardwood commercial flooring refinishing projects involve preparation, so taking things slow and doing them well from the beginning is vital.

  • Molded Bars or Putty Knife
  • Hammer
  • Masked Tape
  • Plastic sheets
  • Pencils
  • Drum and orbiting sanding machines
  • Sand Paper (30-40, coarse sand)
  • Sand Paper (50-60, coarse sand – Papers)
  • Wood filler

.02 Rough Sanding

We make the first passing through the room by walking behind an orbital of rough sand. 36-grit is a common choice though 30 or 44-grits are available. We ensure the orbital moves slowly, efficiently, and uniformly and does not stop in one area. We keep the machine close enough to the edge to avoid damaging floorboards. For the edges and corners, we use an angled sander to get right to the edge. It’s best to press the sander with a solid grip to avoid stalling the motion. Immediately after clearing out the dust, start cleaning up the next section.

Do we use a drum or orbital sander?

Walk-in sanders come in two types: drum and orbit. Drum sanders are aggressive and difficult to control. An orbital sander cannot correct the severe surface problems but may repair scratches and moderate wear without additional issues.

.03 Finishing Sanding

The final smoothing requires an average of 90 grit sandpaper. We go two rounds with the additional grit and keep the edges clean. Taking care of the cleaning will ensure that the next step includes applying finishing products. Besides the usual vacuuming,  we use a tack cloth to remove dirt and debris. We probably end our work with a rag soaked in mineral spirits.  The precise way we use it is less important than ensuring that the floor has zero dust and dirt contaminating the finish.

Smooth Out Rough Edges

The second time around, use 50 or 60-grit sandpaper. It may be hard to tell where we sanded your floor, so wiping where we sanded will allow us to see how far we went. We use the big sander to smooth out the edges and a vacuum for the last step.

.04 Correct Any Flooring Imperfections

It’s time to fix nails, holes, or gouges with wood filler. You can take a little sawdust from the initial grinding process and mix this with a bit of white glue. Use a putty knife to combine both ingredients until forming a paste-like consistency. Apply to the defective area.

.05 Test for Recoating Your Hardwood Floors

We select an area, tape a section, then use a 120g grit screen and firmly sand the area. We can apply polyurethane using a brush, vacuum, and soaked cloth. We let it dry before using the scraper. Nothing sharply pointed. We can finish the rest of the floor if you are happy once it’s dry and has been gently scraped. If not, then we can get back to work!

.06 Staining Your Floors

You can start addressing your new floor when your floor is sanded, cleaned up properly, and dried. You can stain the floor if desired, but adequately cleaning the hardwood floors is also something that needs a separate article.

Refinishing Your Gym Wood Floors

Commercial gym and sports floors take a beating. They must be tough and durable to withstand daily abuse,  but they must also look good. That’s why it’s essential to have them refinished regularly.

When we finish your gym floor, we remove the old finish and scuff marks. We then clean the floor and install two coats of a high-gloss gym floor coating. The coating protects your wood gym floor and should last a year or more.

The one-day process is quick and easy. You can be out on the court playing your favorite sport in no time,  and the finished floors will add a touch of elegance to your gym.

So if you’re looking for a cost-effective way to improve the look and durability of your gym floor,  consider having it refinished by a professional floor company.
